Most mortgage websites sell scale — offices, headcount, a wall of logos. This one sells the opposite. Here is who you would actually be talking to.

Nadia grew up above her grandmother’s first-floor unit in a three-decker off Broad Street, which is roughly how everybody in this state learns what a rent roll is. She spent four years at a bank branch watching good files get declined for reasons nobody would explain, and left in 2011 to broker instead — mostly so she could say the reason out loud.
The practice has stayed one person on purpose. It caps how many files can run at once, which is a real commercial cost and the reason she says no to work. What it buys is that the person who takes your first call is the person who reads the guideline, picks the lender, submits the file and answers the phone at half past seven on a Tuesday.
She speaks Portuguese, badly and enthusiastically, and it has closed at least two files that English would not have.

Four things that are not marketing
The awkward number goes first
If a file has a problem, you hear about it in the first conversation, not in week four when the inspection money is already spent. This costs me deals and it is not negotiable.
Two options, with the trade written out
One recommendation with the alternatives hidden is a sales technique. You get the columns side by side and the sentence that explains what you are giving up.
I do not quote rates on a website
A rate depends on your credit, the loan size, the property type, the occupancy, the term, the points and the day. Any number a website shows you assumes things about you that it does not know.
A small panel, used properly
Thirty-one lenders is not a lot. It is enough that I know which desk reads a Schedule C carefully and which one will decline a mill building on sight, and that knowledge is worth more than a longer list.

The weakness, stated
A sole practice has one genuine flaw and pretending otherwise would be silly: if she is ill, on a plane, or in the middle of somebody else’s closing, nobody else is holding your file. A large lender has a queue precisely so that no single absence stops anything.
The exchange is that nobody else is holding your file. There is no handoff to a processing team you never met, no “the underwriter has questions” arriving from a name you cannot dial, no third explanation of your own income to a fourth person.
Whether that trade is right for you depends on how ordinary your file is. If it is completely ordinary, a large lender will probably serve you fine and slightly cheaper. Ordinary files are not the ones that end up here.
