How to read any of them

Four things worth knowing before you type a number in

  1. The rate is yours, not mine. Every calculator takes a rate you enter. Nothing on this site displays a rate as available, because a rate depends on your credit, the loan size, the property type, the occupancy, the term, the points and the day.
  2. Property tax is the sleeper. Rhode Island rates vary sharply town to town. Two houses at the same price can differ by a couple of hundred dollars a month on tax alone, which is why it is an input everywhere rather than a hidden constant.
  3. Mortgage insurance ends; it does not vanish. The calculators stop charging it once the balance reaches 78% of the original value, which mirrors the automatic termination rule. Getting it off earlier is usually a request, not an accident.
  4. The URL is the result. Everything you type is written into the address of the page, so sending somebody the link sends them your exact scenario. Nothing is uploaded to make that work.
