What is real on this website, and what is not

A mortgage site is exactly the kind of page where invented details do damage — a phone number that rings a stranger, a licence number that collides with a working broker’s, an address that puts a pin on somebody’s house. Here is the complete accounting.

No NMLS identifier appears on this site

Every real mortgage loan originator in the United States carries a unique identifier issued through the Nationwide Multistate Licensing System, and every legitimate broker’s website shows it — usually in the footer, beside the company’s own number. Its absence here is deliberate and is the single most important thing on this page.

NMLS identifiers are short integers drawn from one public registry. An invented one in that format is not a safe invention: it is somebody’s. Publishing a plausible-looking number under a fictional broker’s name would attach a made-up business to a real licensee’s record in the eyes of anyone who looked it up. So this site publishes none, and says why instead.

On a real deployment of this template, this plate is where the originator’s NMLS ID, the company’s NMLS ID and the states they are licensed in would go. The link to NMLS Consumer Access is already in the footer of every page, because it is a public search tool rather than a claim about this practice: it is how you check the numbers that are missing here. The plate is built as a frozen block — no colour scheme, brand override or studio setting can restyle or remove it.

Two things worth being precise about

The edge, not the repository

This site’s own source ships no third-party JavaScript. It is served through a CDN that has an email obfuscation feature enabled at the zone level, which can inject a small script into pages containing an email address. Addresses here are wrapped so that it does not fire, but the honest wording is that therepository contains no third-party scripts — a CDN is not something a page can promise about.

Rates and figures

No rate on this site is available anywhere. The calculators take a rate you enter and show you what follows from it; every default is a round number chosen to make the arithmetic legible, not a quote. Percentages describing how programs generally work — mortgage insurance termination, rental income credit, contingency reserves — describe the shape of the rules, not a commitment about your file.
