Calculator 01 · illustrative
What is the actual monthly payment?
Principal and interest, property tax, homeowners insurance, association dues and mortgage insurance — itemised, with a composition ring and the escrow split shown separately.
The payment
—
What it means over the term
Interest and mortgage insurance totals assume the loan runs its full term with no overpayments. See what paying extra does, or look at every payment.
Illustrative only. No rate on this page is available anywhere and no result is a quote, an approval or a commitment. Defaults are round numbers chosen so the arithmetic is legible, not figures anybody is offering. Taxes, insurance, association dues and mortgage insurance vary enormously between towns, buildings and lenders.
Assumptions on this page: mortgage insurance is charged whenever the loan exceeds 80% of the price and stops when the balance reaches 78% of the original price. Property tax is applied as a flat annual percentage of the purchase price, which is a simplification — real assessments move independently of what you paid. Taxes and insurance are shown as monthly escrow, which is how most lenders collect them.
