The short version. Botelho Mortgage is a website template being demonstrated. Nadia Botelho does not exist. Nothing here is an offer to lend, an advertisement for credit, or advice of any kind.
Not a mortgage business
This site does not originate, broker, fund, service or advertise credit. No entity behind it holds a mortgage licence in any state, and none is claimed. No NMLS unique identifier is published, for the reasons set out on the licensing page.
Not advice
Everything written here — how programs work, what underwriters look at, what tends to delay a file — is general description written to demonstrate the kind of content a real broker’s site would carry. It is not legal, tax, financial or mortgage advice, it is not tailored to anybody, and it should not be relied on. Program rules change and individual lenders apply their own overlays.
The calculators
Every calculator on this site is illustrative. Each takes figures you enter and applies standard arithmetic to them. No rate shown is available anywhere, no result is a quote, an approval, a commitment or a good-faith estimate, and no output should be used to make a financial decision. Defaults are round numbers chosen to make the arithmetic legible.
Figures and stories
Loan counts, lender counts, response times and years in practice are placeholders. The five client situations are composed for this demonstration; nobody quoted exists. No rating or review count is claimed anywhere on the site.
Contact details
The telephone number is inside the 555-01YY block reserved for fiction and cannot connect. The email domain uses the reserved .example top-level domain and reaches nobody. No street address, coordinates or map appears anywhere on the site.
Content and reuse
The design, code and copy of this template belong to the studio that built it. Photographs are licensed stock; illustrations were generated for this project. Attribution for every image is in CREDITS.txt in the repository.
