On some three- and four-unit programs the credited rents alone must cover the entire monthly payment. It is a pass or fail that has nothing to do with your income, and it is worth checking before inspection money is spent. Two-unit purchases are generally not subject to it.

The appraiser’s rent schedule usually beats a seller’s spreadsheet, in both directions. Budget for the lender’s number rather than the listing’s.

Assumptions on this page: an owner-occupied purchase where you live in one unit, taxes as a flat percentage of price, mortgage insurance charged above 80% loan-to-value and stopping at 78%, and the rent credit and vacancy allowance exactly as you set them. Real programs differ on down payment minimums for three- and four-unit properties, on reserves required after closing, and on whether the self-sufficiency test applies at all. None of this is a commitment about your file.
